New Remand Centre

Edmonton, AB

The New Remand Centre development was built on a pasture and hayfield to the north of Edmonton in close proximity to a large wetland.

Campus Style

The facility was developed in a campus style with several interconnected living pods and a central core building on approximately 16.5 ha of land and is projected to hold 2811 inmates and 500 staff.

Project Role

ISL’s responsibilities for this project included on and off site municipal engineering services for utilities, accesses, site grading and drainage as well as stormwater management.

Wetlands and Wildlife

The project required the removal of an on-site deep marsh and stormwater discharge into another wetland complex. Restoration plantings were undertaken to compensate for the affected wetlands. These restored areas have increased wetland function through sediment and pollution filtration, shoreline stabilization, visual screens for wildlife and habitats for wildlife.

Century Park

Edmonton, AB

This project is a transit-oriented, high density, mixed-use redevelopment of the now-vacant Heritage Mall site in southwest Edmonton.

10-year Plan

Working with two architecture firms and the developers, a comprehensive master plan was prepared to guide sequential development of this 15 ha site over 10 years. The project includes nine interconnected development sites with an integrated open space design requiring considerable landscaping.

Gardens and Lakes

Stormwater management required an innovative design with storage incorporated in rooftop gardens, underground storage tanks and a large amenity lake built above the underground parkades.

Staged Development

Engineering challenges included sizing and routing deep and shallow utilities through very narrow roadway corridors for the overall development, as well as maintaining portions of the existing infrastructure to support the staged development.

Erin Ridge North

St. Albert, AB

For this 92.2 ha development in northeast St. Albert, ISL prepared an Area Structure Plan (ASP) that incorporated a major arterial roadway, an existing church with its future campus, an extensive trail network and a school/park site in the heart of the neighbourhood.

Project Services

The development included a 21.5 ha commercial development corridor as well as 17.19 ha of single family residential land, for which ISL provided land use planning, land development, stormwater management, landscape design, environmental management and construction management.

Silty Clay

To install a seven- to eight-metre deep sanitary trunk sewer below water table in silty clay, a portion of the deep sanitary trunk was designed in a proposed walkway due to trench disturbance rather than along local roads, allowing houses to be constructed without piles and eliminating potential road settlement.

Future Stage Planning

Preliminary grading design for the future 62 hectares of land and 1500 metre of offsite St. Albert Trail widening ensured that material from Stage 1 and 2 construction was placed accurately while meeting the intent of an overall earthworks balance for the entire development.

White Industrial

Edmonton, AB

ISL was engaged to facilitate the development of 25.6 hectares of industrial land in northwest Edmonton to help accomplish re-zoning and subdivision for consolidation of a former wetland with an existing industrial site, provide stormwater management to redirect runoff, create a new wetland and facilitate a land exchange between the client and Alberta Sustainable Resources Development (ASRD).

Existing Wetlands

A large former wetland on the client’s land had been drained several years earlier for construction of Anthony Henday Drive. While not a functioning wetland for several years, ASRD had claimed the bed and shores under the Public Lands Act.

New Wetlands

Stormwater runoff from the White Industrial North Area was redirected from the Quesnell Storm Trunk drainage basin to the Kirk Lake/Big Lake drainage basin and a new wetland was created to replace the dried up Dead Horse Lake wetland. As a result, ASRD released claims on the dried up wetland, allowing the client to develop the land for industrial purposes.

Development

The approved design met the developer’s on-site stormwater management obligations (and those of the City of Edmonton) while providing valuable wetland habitat for the Government of Alberta. The wetland and stormwater management facilities are now constructed and development is proceeding.
