Slate Roof Condition Assessment

Strategic assessment and rehabilitation planning for the University of Saskatchewan’s historic slate roof portfolio.

Client: Robson Design + Build

Location: Saskatoon, SK

Project Type: Special Structures, Buildings, Bridges

About This Project

The historic slate roofs across the University of Saskatchewan campus are defining elements of its architectural identity. Preserving them means protecting the character and legacy of the campus for future generations.

In 2023, as part of its ongoing facility condition assessment program, the University retained Shugarman Architecture + Design to assess 11 historic slate roofs and develop a repair strategy. ISL provided building enclosure services, supporting detailed on-site investigations and technical analysis.

Working within an active campus requires careful coordination. Roof access was scheduled with university technicians during limited hours to minimize disruption to students and staff. ISL combined field reviews from flat roof areas and man lifts with drone technology to capture high-resolution imagery of each roof, enabling a comprehensive assessment despite limited as-built documentation.

ISL evaluated each roof based on cost, historic merit, and campus benefits. The final report provided maintenance versus replacement analysis, repair strategies, cost estimates, and a long-term inspection framework. The report concluded that all 11 roofs can be rehabilitated.

By delivering clear, data-driven recommendations, ISL helped the University protect its heritage buildings while supporting informed investment and long-term campus sustainability.
