About This Project
The ‘Two Twelve’, is a five-storey luxury condo that features fully exposed cross-laminated timber (CLT) throughout its structure — a first in Saskatchewan. Designed in collaboration with ARETE Developments and Oxbow Architecture, ISL served as Structural Engineer-of-Record and led the mass timber connection design.
From concept to completion, ISL supported the client’s vision of a high-performance, luxury building. A hybrid system of timber, concrete, and steel was engineered for strength and flexibility, while advanced structural analysis optimized performance across all timber elements. Prefabricated components allowed for precise fitting and rapid on-site assembly, helping to minimize waste and streamline construction.
Two Twelve holds seven suites, each over 1,700 square feet. The exposed timber interior adds warmth and natural beauty while thoughtful connection design allows for open concept living. The result is a living space that blends sustainability and luxury.
