The 408 Wood Street Residential Building is a new mixed-use development in Whitehorse, YT, designed by s.no architecture, blending modern design and practical functionality to address local housing needs while incorporating commercial opportunities. The three-storey building includes parking and a commercial unit on the ground floor, with eight residential units occupying the upper two floors.
ISL provided structural design, creating a robust framework that balances functionality and cost-effectiveness. The foundation features a concrete/ICF frost wall and footings, with a slab-on-grade ground floor. A transfer structure at the second floor ensures stability and accommodates the unique layout, including parking and non-stacking walls. Non-combustible construction adjacent to lot lines enhances fire safety, while the remainder of the building employs light-frame wood construction for walls, floors, and the roof.
By integrating innovative solutions such as steel beams, concrete slabs, and strategic materials, the 408 Wood Street project represents a thoughtful approach to creating vibrant, durable, and sustainable urban spaces. The building serves as a model for efficient mixed-use developments, combining modern amenities with a design that reflects the needs of Whitehorse.
