About This Project

ISL was engaged by Landrex Hunter Ridge Inc. to facilitate development of approximately 83ha of single family and multifamily residential, commercial and institutional land and wetponds in northeast St. Albert. The scope of the assignment included land use planning, land development, stormwater management, landscape design, transportation arterial road design, environmental management and construction management. These services were to accomplish re-districting, subdivision, SWMF environmental approvals, preliminary design, detail design and construction management including construction survey layout. The $60M construction portion of the project was delivered approximately 2% below budget without using contingencies.
A portion of the deep sanitary trunk was designed in a proposed walkway due to trench disturbance rather than along local road, allowing houses to be constructed without piles and eliminating potential road settlement.

Preliminary grading design for the future 62 ha of land and 1500 m of offsite St. Albert Trail widening ensured that material from various stages construction was placed accurately while meeting the intent of an overall earthworks balance for the entire 83 ha lands.

Preliminary design of storm and sanitary infrastructure was oversized based on extensive analysis to accommodate 560ha and 1,027 ha, respectively of future upstream development.
